Stock, Modified and Custom Plans
Compact cottage models like the Bluebird and Chickadee suit waterfront and recreational lots, starting at 528 square feet. Larger family homes like the Craigleith reach 2,045 square feet. Our Architectural Solutions Group can modify each stock plan to fit your land and your desired use of the space or design a complete custom home or cottage.
Owner-Builders and Contracted Builds
Whether you are managing the build yourself or handing the blueprint to a contractor, the design service produces a complete set of working drawings, guaranteed material package and Builder Risk Insurance to cover the project during construction.

Kidd’s Homes and Cottages supplies customizable material packages and in-store design services rather than offering a full custom design-build service. You can modify any stock plan to suit your lot, and the package goes to your chosen contractor or to you as an owner-builder. For buyers who want a blank-page custom design, we can do that too.
Home packages include the blueprint (working drawings), structural components, exterior finishing materials, and interior finishing materials to primed drywall, all of which are quantity-checked. The package does not include the lot, site preparation, foundation work, mechanical systems, flooring, fixtures and labour. These are quoted separately.
All aspects of a stock plan can be modified, including layouts, room counts, rooflines, window placements, garages, exterior finishes, and interior finishes. We can even do complete custom plans. Structural changes go through the Architectural Solutions Group so the engineering stays sound and the plan still meets code.
Yes. The material package is designed to be delivered to any contractor you choose or to you as an owner-builder. The blueprint, the engineered specifications, and the material package give your builder everything they need to quote labour and schedule the build.
Build times depend on the plan, the lot, the builder, and the season. The price lock holds within normal construction timelines. Your design consultant can talk through realistic expectations for your specific plan and lot.
We include Builder Risk Insurance to cover the project during construction. We guide first-time builders through progress-draw mortgage paperwork so funds are released at completion stages rather than all at once. Both are part of the design consultant’s job, not separate add-ons.
